We were approached by our Client to consider the redevelopment of the site for a new mix-use building, located opposite Victoria Station. The design team worked closely together to assess matters of daylight, right to light, privacy, security and prominent characters within the conservation area.
The preliminary feasibility studies evaluated various pathways for development and refurbishment to determine a feasible project plan. This included exploring options for both extending and redeveloping the project.
Following a lengthy feasibility and pre-application process the project brief was for the demolition of an existing mix-use building and the erection of a new 9-storey (plus basement) mix-use building providing a commercial unit at basement and ground level, and 9 x residential units to the upper floors (1,2 and 3 bedroom units) with external residential amenities offering views along the prominent street.
